The U.S. Federal Trade Commission has filed a lawsuit accusing property management company Greystar of swindling renters across the country out of at least $100 million using hidden fees.

The Federal Trade Commission and the State of Colorado filed a complaint against the rental property manager alleging it has added hidden fees since at least 2019 that cost consumers hundreds of millions of dollars.

The Federal Trade Commission will reportedly allege the apartment management company falsely advertised rental prices by not including mandatory fees.

The antitrust agency recently created a rule regarding junk fees, but its application to the multifamily sector is unclear.

The complaint filed Thursday charges that the country’s largest landlord failed to include information about numerous mandatory fees in its listings.

Colorado Attorney General Phil Weiser and federal regulators filed a joint lawsuit against the largest apartment owner in the country on Thursday, accusing it of intentionally misleading tenants about the cost of its rentals.

The suit accuses the company of falsely advertising rental prices by failing to inform renters of numerous mandatory fees.

Greystarwas sued by the Federal Trade Commission Thursday over allegations that the nationwide manager of apartment buildings, stuck renters with millions of dollars in hidden fees.

Colorado and the FTC say Greystar Real Estate and Property fraudulently advertises low rent prices to potential customers, only to add tens if not hundreds to the monthly rent cost with hidden fees.

The FTC goes on to allege at some Greystar-managed properties, hidden fees are bundled together and referred to collectively as an "amenity fee," "community fee," or "lifestyle fee" without being further explained on a tenant's account statement.

Colorado Attorney General Phil Weiser's office says that the suit specifically claims that Greystar uses deceptive advertising practices by failing to mention some mandatory, fixed fees in the advertised price for an apartment.
